Why you need regular maintenance

You wouldn’t drive your car 100,000 miles without changing the oil. The same logic holds true for your home comfort system. Regular preventative maintenance is the best way to

ensure trouble-free operation and peak performance. Pre-season maintenance is also important because it can help to avoid a system failure in severe hot or cold weather when you need it most.

Drabek and Hill, Inc. provides seasonal tune-ups for $99.95 per unit OR  put your equipment on auto-pilot by becoming a Planned Service Agreement member.  Planned Service Agreement customers receive (2) seasonal tune-ups per year and priority service. The inside scoop on maintenance

During the cooling season, you should expect your service technician to:

  • Check refrigerant pressures
  • Check motor amperage & voltage
  • Check temperature across coil
  • Check blower wheels & fan blades
  • Check super heat temperature
  • Check and lubricate necessary parts
  • Visually check for refrigerant leaks
  • Check all safety controls
  • Check start capacitors & relays
  • Check compressor contactor
  • Check all wiring & connections
  • Check & adjust thermostat
  • Wash and clean condenser coil
  • Check condensate drain line
  • Clean or replace air filters (filters not included)
  • Perform complete cooling cycle

During the heating season, you should expect your service technician to:

  • Check operation of safety controls
  • Check & adjust thermostat
  • Check pilot assembly
  • Check electronic spark ignition
  • Clean and adjust burners
  • Check for gas leaks in furnace
  • Lubricate all necessary parts
  • Visually inspect vent system
  • Check vent pipe & draft diverter
  • Check fan controls
  • Check manifold gas pressure
  • Check condition of heat exchanger
  • Inspect furnace wiring
  • Perform complete heating cycle
  • Clean or replace air filters (filters not included)
  • Check the defrost operation on the heat pump (if you have one)

Your duct system should also be checked. Inefficient operation can be caused by return air leaks located in non-air conditioned spaces like attics or crawl areas. Hot or cold air is drawn in through the leak, which is then heated or cooled by your system. This decreases your system’s ability to heat or cool your home and also increases your energy bill.

When to do it

If your air conditioning system both heats and cools your home, you should have maintenance performed in the spring and fall.

If you have an air conditioning-only or heating-only system, maintenance should be performed at least once a year prior to the heating or air conditioning season.
